AIR DUCT CLEANING AND SANITIZATION

Why is air duct cleaning important?

Air ducts are the system responsible for distributing air throughout a building. Over time, they can accumulate dust, particulate matter, fibres, grease residues (in professional kitchens), mould and microbiological contaminants.

These deposits can negatively affect:

  • indoor air quality;
  • occupant comfort;
  • system energy efficiency;
  • the lifespan and reliability of HVAC equipment.

Regular maintenance helps keep the system efficient and reduces the risk of contamination.

Is air duct cleaning mandatory?

Current regulations do not establish a single cleaning frequency applicable to all systems, but they require that ventilation and air conditioning systems are maintained in suitable hygienic and safety conditions.

Employers and system managers are responsible for ensuring healthy environments through regular inspections and maintenance activities.

Proper air duct cleaning helps to:

  • comply with regulatory requirements;
  • protect people’s health;
  • preserve the company’s image;
  • reduce operating and maintenance costs.

How is air duct cleaning performed?

Every intervention follows a structured technical procedure.

1. Site inspection and video inspection

We assess the actual condition of the system through technical inspections and, when necessary, internal video inspections of the ductwork.

This allows us to identify deposits, critical areas and difficult-to-access sections, planning the most effective intervention.

2. Worksite preparation

Before starting the cleaning process, we implement all necessary safety measures, including:

  • protection of surrounding areas;
  • definition of working zones;
  • creation or use of access points to the duct system, where technically possible.

3. Mechanical cleaning of air ducts

The removal of contaminants is carried out using professional equipment specifically designed for duct cleaning, including:

  • high-efficiency vacuum extraction systems;
  • filtration units;
  • rotating brushes;
  • pneumatic whips;
  • robotic systems for complex duct networks.

The entire duct system is maintained under negative pressure during the operation, preventing dust and contaminants from being released into occupied spaces.

Are other system components cleaned as well?

Yes. The cleaning process can also include the main HVAC components, such as:

  • Air Handling Units (AHUs);
  • heat recovery units;
  • fans;
  • heat exchange coils;
  •  plenums;
  • air diffusers;
  • supply and return grilles.

This allows the hygienic efficiency of the entire ventilation system to be restored, not only the ductwork.

Is sanitization always necessary?

No. Sanitization is carried out only when required by the intervention plan or when the condition of the system makes it necessary.

It is performed only after complete mechanical cleaning, as disinfecting surfaces that are still contaminated with dust and deposits does not guarantee effective results.

We use suitable products and procedures compatible with the type of system and the intended use of the building.

How is the result of the intervention verified?

At the end of the work, we provide complete documentation, which may include:

  • final video inspection;
  • photographic documentation before and after cleaning;
  • technical report of the activities performed;
  • recommendations for a scheduled maintenance plan.

A professional intervention must always be verifiable, documented and traceable.

Who can perform air duct cleaning?

Cleaning HVAC and ventilation systems requires qualified personnel, specialized equipment and technical expertise.

Activities involving air conditioning, ventilation and HVAC systems are regulated in Italy by D.M. 37/2008 (letter C), which defines the professional requirements and qualifications required for companies operating in this sector.

Why choose Climatique?

We operate with qualified personnel, professional equipment and procedures compliant with current regulations.

Every intervention is carried out according to documented technical standards, with the aim of ensuring:

  • improved indoor air quality;
  • increased system efficiency;
  • regulatory compliance;
  • safer and healthier environments;
  • complete traceability of all operations performed.
